The Problem
Here’s what’s causing the Florida Housing Crisis:
Florida’s population has exploded by an average of 350,000 to 375,000 people per year – over the last decade.
According to US News and World Report, over the last decade, 350,000 to 375,000 new residents have moved to Florida each year.
What does this mean for housing?
Florida needs 132,000 to 141,000 new housing units every year just to accommodate population growth.
The average household size in Florida is 2.66 people. So, that means that 132,000 to 141,000 new housing units need to be built every year, simply for the new residents. But, that’s not all.
Florida needs an estimated 26,000 to 28,000 new housing units every year to accommodate Second Home and Vacation Rental Demand.
An estimated 20% of all housing units in Florida are either second homes or vacation rentals. While no one knows the true numbers, we can estimate that 26,000 to 28,000 new homes need to be built every year to fulfill that demand. And, the demand could be much higher, due to the skyrocketing rise of vacation rentals all across Florida.
Florida needs an estimated 104,000 new housing units to replace housing stock that is destroyed every year.
An estimated 1% of the housing stock in the U.S. is destroyed every year for many different reasons. And, that number could be higher with the hurricanes and other natural disasters impacting Florida.
Here are some of the reasons that homes are destroyed:
Neglect.
Sometimes, a homeowner abandons their home, it falls into disrepair, and has to be torn down. This often happens when the owner passes away or something else happens. Here’s an neglected home I recently drove past. It’s been falling into disrepair over the last 5 years. At this point, it must be torn down and rebuilt.
Homes destroyed by fire.
Home destroyed by natural disasters.
Whether it’s hurricanes, tornadoes, or simply thunderstorms, every year home all across Florida are destroyed by the weather.
The Solution
Florida needs an estimated 262,000 to 300,000 new housing units every year to fill the demand.
All of these factors combined are causing a Housing Crisis in Florida. It could be more, because no one knows the true numbers.
New homes must be built to fill the demand.
This will be done by home builders and developers, who build new homes, condos, apartments, etcetera.
